Usable Area and Occupant Load Estimator

A gross lease is not play area, and play area is not legal capacity. This works the gross figure down to usable area, then to the occupant load your use classification allows, and flags the point where a sprinkler system becomes mandatory.

Your unit and its classification

The figure on the lease, before circulation is taken out.

Occupant load factors are written in net square feet.

A standalone play centre is usually A-3, not E.

After circulation, toilets, party rooms and back of house.

What this number is, and what it is not

This is the occupant load your classification and area imply. It is not a children-per-square-metre figure, because no code sets one. The legal cap on your room comes from this factor and from exit capacity, and the authority having jurisdiction confirms the classification, not the supplier.

Send the plan and the classification together

Send the floor plan with the clear height and the intended age bands on it. Quotation comes back in 3 working days once those are in hand, and the layout is drawn against your usable area rather than your gross lease.

Occupant load factors and sprinkler triggers here are quoted from the Washington State building code, which adopts the International Building Code with state amendments. Your own jurisdiction adopts its own edition and amendments, so confirm both the classification and the trigger with the authority having jurisdiction before signing. Equipment suppliers do not set occupancy classification.
